Do I need a construction loan to build my new home? No. First Quality Homes carries all construction financing for
you. This means you have no monthly interest payments while your new home is under construction.
Do I need to have my lot picked out before I decide on a home or builder? Actually, it is usually better to decide on a
home plan before your lot. It is easier to find a building site that suits your chosen home plan then it is to design your home around a less than ideal lot.
Can I build a new home in the winter? Yes. With improved technology, it is now possible to pour foundations in all but the most
severe weather with no adverse side effects.
Why are some home plans so much more expensive per square foot than others? In general, ranches are more expensive per
square foot than two stories because they have more foundation and roof for the same amount of living area. Homes with complicated foundations or multiple rooflines
will be more expensive than simpler ones. In addition, such factors as the number and style of windows, the number of baths, and even ceiling height can effect
price. This and other factors make it wise to work with your builder when designing a custom home. We can help you design a home that suits your needs and stays
within your budget.
How long will it take to build my new home? Factors such as weather and material availability can affect time frames for
completing your home. However, average construction times can be determined. A home under 2000 square feet should take approximately four months to build. Add one
additional month for each of he following factors that apply to your home: over 2000 square feet, basement, country home, or a custom plan that has not been built by your
builder.
Why are new homes so expensive? The cost to build a new home typically goes up a little faster than
existing homes appreciate in value for several reasons:
1) As building standards and codes to up, the cost to build goes up as well.
2) Land values. As more available building sites are used, the price on the remaining sites goes up.
3) Labor costs and materials shortages drive the cost to build up.
4) Perceived value. Existing homes will almost always be viewed as less valuable than brand new ones that are completely maintenance free for
several years and come with a ten year warranty.
These facts mean one important thing: there will never be a better time to build than now!
How should I choose a builder? I may be biased, but I think you should choose First Quality Homes! But seriously, the first
step is to decide what is important to you. Interview several builders and choose who will build your home based on which one most closely matches your criteria. If you
cannot settle on one, then get bids from your top two or three choices, but do not make your decision solely on price. The cheapest house is not always the best
